We utilize multiple marketing platforms in order to maximize visibility and get as many views as possible on each available rental, offering tours both virtually and in person. We have an average occupancy rate of 99%!
Screening/Fair Housing
Background/Credit checks are run on each applicant and we follow consistent application criteria, adhering to all Fair Housing guidelines.
Maintenance
You can be as hands on as you’d like with the maintenance of your rental properties by utilizing our interactive maintenance communication processes. We also have support businesses within the Iron Gate Collective (paint, maintenance, remodeling and cleaning) that are in place to help upkeep your investments.
Capital Improvements
The President of Cobalt is a licensed contractor who can help guide you through large projects that will increase the equity in your property. We facilitate over 1 million dollars worth of maintenance and remodeling projects for our owners each year.
Inspections
We conduct routine inspections so that you can always have a good understanding of the state of your property, and make recommendations for improvements based on our findings when necessary.
Accounting
Detailed monthly and annual accounting services with an online portal where you can access your bills, make contributions, etc.
Billing
Strong A/R and A/P practices for residents and property owners.
Legal Notices
We assist with legal notices to residents and with the collection of past due funds when needed.
